Renjoy is a short-term rental operator, with a team of 42, including full-time staff across housekeeping, maintenance, onboarding, guest experience, and operations — manages properties across Colorado, Arizona, and Florida.

With automation in place, Renjoy was able to roll out its most in-demand upsells portfolio-wide and, for the first time, introduce optional damage waivers — now one of the company’s most profitable new offerings. In addition to increasing guest revenue, SuiteOp enabled Renjoy to replace three disconnected tools with a single platform, reducing tech complexity and creating a more unified workflow for the team. Within 30 days, it generated $11,500 in new guest revenue — a fivefold return on the cost of its SuiteOp subscription. For Renjoy, the shift wasn’t just about launching new services, but about finally being able to monetize those it had long wanted to offer — including optional damage waivers, which its previous systems couldn’t deliver or support at scale.

“There was no complicated setup. We were live in days, and within a week, we were seeing results. SuiteOp plugs seamlessly into our PMS. When a guest books, they are now automatically offered the extras they want — and everything just runs in the background. We haven’t had to expand the team or change our process, we’re just automatically capturing untapped revenue that was already sitting on the table,” said Michael.“Damage waivers have completely changed how we handle small guest issues,” added Michael. “We can resolve them without looping in owners or insurance. That protects the guest experience and protects the asset — and that’s the kind of scalable, forward-thinking solution we’re building.”

Renjoy is now planning to expand into new markets, confident it can continue growing revenue without growing its team.Founded in 2023, SuiteOp is the first Guest Operations Platform that connects hospitality teams and guests in one unified system. By seamlessly connecting field teams, back-office staff, and guests in a unified platform, SuiteOp eliminates inefficiencies and enhances coordination across all aspects of property management.
